- Since 1995, the shopping centre GLA in the six Central European countries has increased on average by 700,000 m2 per annum.
- The average shopping centre in Central Europe took up to 30,260 m2 in 2010 and it has been consequently growing over the years.
- Between the end of 2010 and the end of 2013, all CE countries will see significant growth in shopping centres number and GLA. The most substantial amount of GLA is to be added in Poland and Romania.
- The largest ever transaction in Central Europe is still the purchase of the Palladium shopping centre in the heart of Prague by Germany’s Hannover Leasing. The transaction concluded in 2007 was worth €530m.
- There are 93 large shopping centres of more than 40,000 m2 of GLA, according to ICSC standard, operating in the six CE countries analysed.
Market commentary by expert
In terms of GLA, the Central European shopping centre market has increased by half over the last three years. The growth could have been even higher if the financial crisis had not limited ambitious plans of both developers and retailers, as well as customer expectations and purchasing power. Bulgaria and Romania, as less mature countries, have been developing much more intensely compared to other CE countries. Hungary, on the other hand, has experienced the slowest pace of growth. Poland has made a good use of the fact that, as the only country in Europe, it did not record a decline in GDP or in retail sales during the crisis.
After a slowdown, we observe a step-by-step recovery on the CE shopping centre market, reflected in unfreezing old projects and announcing many new developments, to be completed mainly in 2012-2013. The CE countries under consideration are still relatively undersaturated, compared to the shopping centre supply of Western Europe. Thus, there is still room for new investments, albeit allocated more cautiously and more relevant to market needs.
