Objectives of the report

The report seeks to describe the current situation in the construction industry in Poland and respond to the demand for long-term forecasts about the construction market put forward by construction companies, manufacturers of construction materials, construction market institutions and the numerous foreign builders starting operations in Poland. Another important thing is also the enormous potential of the Polish construction market, with the underlying pool of EU funds to be used to finance construction projects by 2013.

Brief description of the report

The report presents the trends for the construction market as a whole and for its individual segments, namely:
  • residential construction,
  • non-residential construction,
  • civil engineering.

An important part of the report are the profiles of top 10 market players, which – among other things – include analysis of their financial standing and strategies for the coming years.
For the sake of this report, we interviewed 200 largest construction companies active on the Polish market. As a summary of the survey, we presented the companies’ aggregated assessment of the market and their standing.
The report is further enhanced by regional analysis of the Polish economy, with special focus on the historical data and forecasts for the construction market in individual voivodships.

Questions addressed by the report
  • What is the current and forecast value of the Polish construction market and its individual segments?
  • What are the forecasts for the number of building permits and projects planned to be launched in residential construction?
  • How many flats will be placed in use from 2010 to 2013 as a result of projects completed by individual owners and those carried out by developers?
  • How are prices on the Polish construction market going to change in the coming years?
  • Which regions  are going to see the largest increase in the number of new construction projects in the coming years?
  • How many kilometres of motorways and expressways are currently under construction and how many will be ready by 2013?
  • What are the recent financial results of top 10 market players in Poland and what new contracts did the companies sign over the last six months?
  • Are we about to face shortage of construction materials for road construction in 2011 and 2012?
  • How did the number of construction companies operating in Poland change over the last half a year?
  • What key legal changes affecting the construction market were introduced over the last few months?
  • what are the current trends in individual sub-segments of non-residential construction?

When is the report most useful?
  • starting operations on the Polish construction market
  • breaking into a new segment of the construction market
  • effecting a merger or acquisition on the construction market
  • developing corporate strategy
  • analysing investment opportunities on the construction market in Poland
  • monitoring competitors on the construction market
  • estimating your share in the construction market
  • making forecasts about the demand for construction materials
  • making in-house analyses for the management or shareholders

The report is an essential read for:
  • manufacturers and distributors of construction materials
  • manufacturers and distributors of construction equipment
  • contractors operating in Poland
  • foreign construction companies that make or plan to make investments in Poland
  • companies whose business consists in design and management of construction projects
  • consulting, research and analysis firms
  • government institutions, embassies, universities and research institutes
  • chambers of commerce, trade and industry organisations, PR agencies
  • financial institutions (banks, brokerage houses, investment funds)

Extract from this report

  • The threats which can slow down growth in the construction industry in the coming years include relatively limited supply of loans, reduced demand in commercial construction, lower capital expenditure on buildings and structures by business entities and a possible resurgent rise in construction prices.

  • The year 2009 proved to be another record-setting year for the construction market in terms of value, which exceeded PLN 157bn.

  • We expect that approx. 130,000 dwellings will be completed in 2010, which will be the effect of a lower number of projects started in 2008-2009. Project completions will continue to fall throughout 2011.

Market commentary by expert

Optimistic macroeconomic forecasts, numerous new contracts concluded by civil engineering companies, and the recovery in the property development industry indicate that after the weak 2009 and 2010, a revival will be seen in the Polish construction market over the coming years. The improvement in the market may, however, go hand in hand with gradual increase in the prices of building services, which may contribute to some erosion in the margins of building companies, especially those bound by long-term contracts.
